The Elephant on The Roof

Do you know how many layers of roofing there are on your house?  It may sound like a random question, but in most states there are rules, regulations and such about how many layers of roofing can be on a home.  Not to mention common sense.  Can you guess how much roofing shingles weigh?  If you guessed about two pounds per square foot you would be about spot on.  So, if a small house, say one with a one thousand square foot roof, has three layers of roofing that would weigh in at about three tons!  The math for that is 3 layers of shingles x 2 pounds per square foot each layer = 6 pounds per square foot x 1,000 square feet = 6,000 pounds, that’s 3 tons!  That is about what four inches of fresh snow would weigh or even an elephant!

We recently encountered a house with six layers of roofing on it!  That is like having a couple of elephants or close to a foot of snow on the structure at all times.  What would happen if it snowed an additional foot?  Just how much weight will a structure bare?  You don’t want a circus on your home.  Most experts agree that three layers of roofing is the safe and sane maximum. Adding layers of roofing on top of existing shingles is called an “overlay”.  But in reality, a “tear off “ keeping your roof to one layer of shingles is best.  The reason for this is that a good roofer will want to strip the roof down to the wood decking to check for rotten, warped or otherwise damaged roof boards or sheathing and even note any obvious issues with the trusses before he lays a new roof down on the properly repaired flat surface.  Think about it.  If you add an additional layer of shingles onto a damaged roof, the damage is still there.  As with everything in life, there are exceptions.  Like, say a tree fell and damaged a little bit of your house while your roof was still in excellent shape, this would definitely be a time to consider an overlay.  But don’t choose an overlay out of cheapness or laziness.  Oh, and just to be clear here, we are strictly talking about layering shingles on top of shingles.  Metal roofing is an entirely different animal and we will talk about that another time.

For now, lets stick to the subject of overlays.  Obviously, it is easier and cheaper to just do an overlay, just putting more shingles on top of the existing shingles.  This is because there is no labor involved in the removal of the shingles.  There is no cost for the hauling off or disposal of the removed shingles.  But in the long run, it will cost more.  This is because of inflation.  When it becomes necessary to remove the shingles, hopefully before there are six layers, time has passed and the cost of hauling and disposing will be higher, plus, now there are more layers to remove and they are going to be in very poor condition causing extra labor costs.  There are also life expectancy drawbacks to layering roofing shingle.  A new layer of shingles placed on an uneven surface is not going to experience peak performance.  The shingles may curl or cup, a prime cause of the shortened lifespan.  Of course we already covered the weight issue!  That extra layer may be all it takes to cause the roof to collapse!  And if you were considering just putting more shingles on because of a leak, well, guess what?  The source of the water damage is still there! So, nope, not a great idea after all.

According to Cost VS Value 2018's report, a major kitchen remodel would look like this:

MAJOR KITCHEN REMODEL—UPSCALE  $123,537

Update outmoded 200-square-foot kitchen with 30 linear feet of

top-of-the-line custom white cabinets with built-in sliding shelves

and other interior accessories. Include stone countertops with

imported ceramic- or glass-tile backsplash; built-in refrigerator,

commercial grade cooktop and vent hood, wall oven, and built-in

microwave unit. Install high-end undermount sink with designer

faucets and water filtration system. Add new general and task

lighting, including low-voltage undercabinet lights. Install tile or

similar flooring that looks like wood. 

So, this Major Kitchen Remodel appears at least in verbiage to reflect the wonderful kitchens that we see on the popular Remodeling and DIY television shows.  It states that the top-of-the-line custom cabinets are white, but surely for this price point you can get them in any color or stain option available.  Although white cabinets have proven to be timeless in their popularity.  Have you noticed though, that they are polarizing?  People either love them or despise them.  I have never had an all white kitchen, have you?  Leave a short answer in the comment section below.  This major remodel includes stone countertops.  Which stone would you choose?  There are so many options available now.  Mine are all in the neutral color range.  We raised a lot of children and my interior design philosophy evolved to have as many surfaces be naturally the color of dirt as possible LOL!  And honestly, when I see gorgeous white Carrara marble on white cabinets I do have envy and desire, but I know that it wouldn’t work for our family’s lifestyle.

My cabinets do employ lots of sliding shelves, especially my pantry.  My corner cabinets do not have lazy Susans in them, I have had those in the past and found that they are difficult to keep clean for an O.C.D. personality. Another drawback, in my opinion, is that they are not able to hold as many items. 

The description notes that the back splash would be “an imported ceramic or glass-tile”.  When glass tile started to become trendy I was not instantly a fan, but I can’t argue that there are some stunningly beautiful glass tiles available in today’s market.  

 I have had a built in dishwasher before but never a refrigerator.  It seems like a lot of “cabinet” to me, but in some kitchens I agree that they are spectacular.  Plus, it takes the decision of what color appliance to choose off the plate.  Growing up, there were avocado green and harvest gold appliances in my homes.  As a home owner, I have had white, black, red and stainless steel appliances.  Even though stainless is hugely popular right now, my personal preference is white.  It looks light and bright, is easy to wipe down and does not show water mineral stains like black does.  Plus, again, it is timeless.  My range is actually a red Blue Star 6 burner gas one which I absolutely love.  Over the years (we have actually lived in the same house for over 10 years … a first for me!) we have replaced our stainless refrigerator and our paneled dishwasher with white models.  The replacements came when the original appliances failed, I am far too frugal to replace them “just because”.

Our Blue Star is professional grade and can fit a full sized baking pan in it’s oven.  That feature makes Christmas baking go soooooo much faster!  Plus it is a convection oven, which simply means it has a fan in the back of the oven to move the air around facilitating a more even baking experience.  We choose a Vent-A-Hood for our range hood.  Honestly, it is a bit of a pain to clean but  really does suck even the biggest cloud of smoke out!  With six burners going at once or when making a nice big stir fry dish, that comes in handy.

 A microwave oven has not been in any of our homes for a long time.  We opt for a toaster oven.  One must plan a few minutes in advance if one wants to heat up some left overs, but one adjusts quickly to the concept.  And, the food just has a better consistency to it when it is baked rather than nuked.  Plus, I have a bachelor of science degree circa 1985 in Exercise Science and Nutrition so my family has an in house “food cop.”  It would be great sometimes, like when I get a stiff neck, to have a microwave to heat up towels etc.

Copper Sink

This kitchen remodel description details that the sink would be high end and under mounted.  If you are not familiar with under mount sinks, you are going to want to be.  They rock when you are wiping your counter tops, you just wipe straight into the sink, there is no lip or other “catch” area to trap crumbs and other “stuff”.   When we built our home, my husband and I both got to choose a “special something”.  My choice was the Blue Star (I had never cooked on gas before it, and was hopeful I would love it as much as all of the folks in the magazines did), Hubby choose a “hand hammered copper sink”.  It is a large, single bowl that is gorgeous when clean and holds a LOT.  In the beginning, it was a true pain to keep up.  There was scrubbing and waxing and huffing and puffing on my part.  But then, we discovered MORE, a magical spray + foam product from Bar Keepers Friend.  You simply spray it on and it cleans away ALL of the oxidized copper!  I am happier which means, of course, that the Hubster is happier too.

Designer Faucets.  The description actually said that!  Like, who would choose a builder grade single lever faucet if they were doing a hundred thousand dollar kitchen remodel?  If anything in the kitchen arena has evolved, it is definitely the faucet.  Good grief!  Have you walked down the faucet isle lately?  There are more faucet choices than there are cereal choices in the super market!  Faucets with batteries and all!  Just WOW!  Do you love yours?  If so, share with us which one you have and why you like it.  I have had issues with faucets and finally put in a commercial one.  There is no doubt in my mind that when I am not home, the kids spray each other with it.  They are smart enough to clean up the evidence before the food cop arrives on the scene. 

The description continues with water filtration system on the sink.  Do you have one?  We don’t.  Ours is in our refrigerator, which means we have a standard refrigerator not a high end one.  Why don’t the high end ones come with a nice water filter or for that matter, an in the door water and ice dispenser?  It doesn’t make sense to me why they don’t.  Maybe a decision maker will read this and start an inclusive line.  As an O.C.D. cleaner, I have not been able to opt for a french door style refrigerator.  Dirt and debris get down under that drawer and can’t easily be wiped up.  That would drive me insane.  But that is a discussion for another day.

Second Story Decks are possible with a reliable contractor.  Have you ever seen a second story deck on a house?  I love them because they put you up in the tree line so you sort of get the feeling of being in a tree house, only more comfortable.  The photos here are of a second floor deck with tile that we built for a home owner in Mount Juliet, TN.  They happen to be a repeat customer.  We have also completed some interior remodeling projects as well as other exterior renovations.  Their master bedroom and bathroom are amazing now, but I think the most important project we completed was reconfiguring their front entry way.  It used to have narrow winding brick steps that were super dangerous.  I will tell you more about that project in another post.  But for now, let's get back to the upper deck we completed.  They had us add a fireplace and a built in box for a t.v.  It turned out to be a super inviting space that they can use year round.  What do you think?  Do you like it?  Leave a quick comment on our Facebook page and remember to find some fun in your day.

Did you notice the deck material choices they went with?   Have you noticed how many decking material options there are in today's market?  You can have your deck built with all wood or have it framed in wood and then topped with a composite product like Trex Decking.  There are other composite companies such as Timber Tech, Correct Deck and Veranda.  Composites are basically made of wood fibers combined with some recycled plastics.  The upside of composite decking is that it is extremely weather resistant.  In Tennessee,  composite decks can handle all of the seasonal weather that gets thrown it's way.  Composite decking is resistant to warping and staining and for sure won't splinter, rot or split.  

Don't confuse composite decks with those made of plastic lumber.  Plastic lumber is made of 100% plastic.  The plastic is a combination of recycled and/or virgin plastic and like composite decks, they will resist staining and decay, of course they also won't splinter, rot or split.

Not everyone is a fan of having a plastic based deck installed at their home.  As you can see in the photos of this deck built by TN General Contracting firm English Home Improvements, a deck can be created using tile.  Tile selection has grown exponentially in the past few years.  This home owner choose a tile that resembles wood but which won't splinter, decay or rot. Don't you think it is beautiful?  Can you picture squirrels and birds playing as you relax at eye level with them?  That is a great benefit of a second story deck.

Our deck at home is made of wood.  It is a few years old now and is starting to show some signs of aging and warping.  We are thinking about putting some Trex composite decking on top of it.  Instead of traditional deck railings, we opted to build benches.  That way, when we sit on our back deck to watch sunset, there is nothing impeding our view.  Maybe I will take some photos and write a quick article on that soon, maybe tonight at sunset ;-)  Of course, ours is not a second story deck, not having railings on a high deck would be dangerous.

Personally, I am a fan of natural things, so a wood deck was a no brainer choice.  Ours is simply built from pressure treated wood, explaining why it is starting to warp and stuff.  Preassure treated deck lumber is usually milled from yellow pine so it is not very dimensionally stable, explaing why it tends to crack, splinter, split and quickly warp.  We roll on a sealer every couple of years and pressure wash it when it starts to get funky.   There are other woods to choose from besides PT.  If your pockets are deep enough, you can have a stunning redwood or red cedar deck.  They are prized not only for their natural beauty and color but for thier natural resistance to damage from rot, decay, weather and pests.  I dream of having a large, natural and beautiful rambling redwood deck some day.  I imagine sunsets would be even more stunning while basking on such a deck.  But at nearly three times the price of pressure treated lumber, I will leave the redwoods for alone for now.  And, for the same reason, incredible expense in my neck of the woods, I won't be using any tropical hardwoods or other imported exotic woods.
